Jacksonville Plant Produces $4.2M Sale (Real Deals)

A 547,414-SF industrial complex in Jacksonville weighed in at $4.25 million.

Affordable Building Products LLC of Chanute, Kansas, purchased the former Regal Ware project at 1100 N. Redmond Road from Redmond Road Associates LLC, led by Ken McRae.

The deal is financed with a one-year loan of $3.4 million from Central Bank of Little Rock.

Redmond Road Associates acquired the 59.06-acre property for $2.6 million in April 2003 from Regal Ware Inc. of Kewaskum, Wisconsin.

7 Brew Buy

A west Little Rock coffee shop project tipped the scales at $1.32 million.

11418 Glendewar LLC of San Diego bought the 7 Brew at 11418 W. Markham St. from Anchor Realty Investments LLC, led by Alan Bubbus.

The 0.39-acre former TCBY development was purchased for $800,000 in December 2021 from RCG-Markham LLC, an affiliate of RCG Ventures of Atlanta.

RCG purchased the project in December 2018 as part of a $19 million deal with Weingarten/Investments Inc. of Houston, Texas.

Church Acquisition I

A 15,070-SF church in downtown North Little Rock drew a $1 million transaction.

Regal Beagle Holdings LLC, led by Thomas Allen Engstrom, acquired the 201 W. Fourth St. property from the Presbytery of Arkansas and First Presbyterian Church.

The deal is backed with a $730,000 loan from Centennial Bank of Conway.

The church assembled most of the 1.26-acre property in four transactions totaling $30,900.

The sellers were Jessie Ramsey, $3,600 in March 1942; Maydean Welch, $6,000 in July 1947; Laura Garner, $300 in March 1954; and the Urban Renewal Agency of the city of North Little Rock, $21,000 in April 1975.

Essential Purchase

The former home of Essential Genesis Learning Academy in North Little Rock is under new ownership after a $415,200 deal.

Rogers River Holdings LLC, led by Jonathan Rogers, purchased the 1,536-SF building at 10331 Maumelle Blvd. and the neighboring 4,000-SF building at 10321 Maumelle Blvd. The seller is Dively Properties LLC, led by Phil Dively.

Dively Properties bought the 0.45-acre site at 10321 Maumelle Blvd. for $100,000 in July 2003 from Nancy Wade and the 0.46-acre site at 10331 Maumelle Blvd. for $150,000 in December 2006 from Elwood & Associates Inc., led by Brian Elwood.

Wade acquired her property for $225,000 in March 2000, and Elwood purchased its property for $123,000 in April 1997. The seller in both deals was Parham Properties Inc., led by John McKay Jr.

Office Transaction

Office space in west Little Rock rang up a $250,000 sale.

Lothlorien Properties LLC, led by Chris Jenkins, bought a 1,500-SF suite in the 11809 Hinson Road project. The seller is VGG LLC, led by Vijay and Giulia Gondhaleka.

VGG purchased the office for $195,000 in October 2014 from ASA Properties Ltd. LLC, led by Walter Ramsey Jr. and Marcus Verbos. ASA acquired the property for $205,000 in January 2006 from John Gaudin.

Church Acquisition II

A 2,542-SF day care in Jacksonville changed hands in a $220,000 deal.

New Commandment Church of God in Christ Inc., led by Eddie Lee Miller and Willie Baker, purchased the Newstart Headstart at 1000 School Drive.

The seller is Bond Properties LLC, led by Thomas Bond.

The deal is funded with a one-year loan of $184,000 from First Arkansas Bank & Trust of Jacksonville.

The 0.64-acre property was bought for an undisclosed sum in February 1968 from Dupree Co., led by Peter Dupree.

Terra Bella

A 5,392-SF house in west Little Rock’s Terra Bella neighborhood tipped the scales at $1.25 million.

George and Jana Cress acquired the house from Kelsey Hatcher Dacus. The deal is financed with a five-year loan of $1 million from the Robert Lamar Cress Revocable Trust.

Dacus purchased the residence for $1 million a year ago from James and Lynn McCarley.

Falstone Court

A 4,550-SF house in west Little Rock’s Falstone Court neighborhood weighed in at $1.03 million.

Michael Luna bought the house from MJ Innovative Builders Corp., led by Jamal Solaimanian.

The deal is backed with a 30-year loan of $750,000 from Eagle Bank & Trust of Little Rock.

MJ Innovative Builders acquired the 0.26-acre site for $106,000 in March 2022 from PotlatchDeltic Real Estate LLC.

Stonebrook House

A 3,168-SF home in Maumelle’s Stonebrook neighborhood sold for $615,000.

John and Amy Wise purchased the house from Hines Homes LLC, led by Brandon Hines.

The deal is funded with a 30-year loan of $535,000 from Leader Credit Union of Jackson, Tennessee.

The 0.28-acre location was bought
in October 2018 as part of a $700,000 transaction with Arvest Bank of Fayetteville.

Ridgefield Estates

A 4,041-SF home in the Ridgefield Estates neighborhood of west Pulaski County changed hands in a $600,000 deal.

Jodie and Daniel Holleyman acquired the house from Mark and Kathleen Pelo.

The deal is financed with a 30-year loan of $530,043 from Bank of Little Rock Mortgage Corp.

The Pelos purchased the residence for $460,000 in September 2021 from Cathy and William Ormsbee.
